New Strata Laws

By Ebru Kopuz

It is a new era for Landlords with the new Strata Laws. Major changes to strata laws have started, updating the laws for how we live now.

There are new laws for Owners, Landlords and Tenants.

For Owners, getting renovations approved is now simpler. Cosmetic changes that affect common property no longer need approval. There is also a streamlined approval process that makes it clear what approval is needed for minor changes (for example, kitchen renovations), and how to gain permission for major or structural changes (for example, renovations that require waterproofing).

Tenants may now have a representative on the strata committee if at least half of the units in their strata block are tenanted. Tenants can elect the representative, who would then be able to take issues to the strata committee – the committee that looks after day-to-day matters in the strata scheme.

There are also new options for dealing with unauthorised parking. Strata schemes can approach their local council to provide parking enforcement services.
